Brief – You talk – we listen. Once we understand clearly what your vision is, we can then advise the best option to move forward.
Budget – We’ll discuss the budget you have available to ensure the brief is realistic, and we are able to meet your expectations.
Section – We go through our current options available on our land, or we advise where available sections are to purchase. If you already have land, then we’ll move straight into design.
Design – Understanding the first three aspects above, provides the information for us to work through the design process. We have existing designs to choose from or we can engage on a design and build basis.
At the end of our meeting you’ll have a clearer picture of the build process ahead, and will feel equipped and more comfortable with how to move forward to signing the contract.

Our Plan Range – Da-Silva Builders has a range of standard plans that are innovative and stylish with good living in mind, economic design, and quality looks that will continue to impress. Standard plans are perfect for first home buyers, investors, time-poor clients, or people who simply fall in love with our designs.
Design and Build – If our plan range is not quite what you’re after, Da-Silva Builders can custom design your home from scratch, personalised 100% to meet your brief. Perfect for clients with creative flair, a larger budget, tricky sites or clients who really want to get involved in designing and customising their new home.
Already got plans? …we’ll price them – If you already have plans drawn and are simply looking for a quality builder, Da-Silva Builders can provide a price based on your plans with a detailed spec of what is included in our price. We can also make suggestions as to potential cost savings, as we often find houses designed without engaging a builder early on can end up over budget.
Da-Silva Builders look to provide exceptional value for your new home, and attach the appropriate price to that exceptional value.
Spec Builds – Our spec builds are priced competitively to the local market and are suitable for clients who want a brand new completed house, without being involved in the build process.
House and Land Packages – Our house & land packages are priced competitively to the local market, and are ideal for clients who want to be involved in the build process, but do not want to have a separate section purchase. One transaction is a lot easier to finance with most lenders.
Design & Build – Design & Build contracts are for people who have purchased land and want to create their own personal design from scratch. We can provide estimates and set budgets prior to the design process, to ensure you stay realistic and within your parameters, and provide fixed price quotes once the design is complete. If you already have your own plans we can provide a fixed price quote for these as well.

Once we’ve worked through the ‘nuts & bolts’ of the purchase, it’s time to sign the contract to move into the construction phase.
Fixed-price-contracts – are generally a requirement with most lenders and a popular option for clients so they know where you stand from the start with no surprises.
Guarantees – 10 Year Standard Master Builder Guarantee for your protection and peace of mind.
Payment Schedule – We provide a breakdown of progress payments to provide to your bank with approximate dates. We can also provide turn-key finance options on some houses, please enquire.
Details & Specifications – We provide detailed specifications (materials, fittings, finishes), which provides surety of exactly what you’ll get for the price you pay.
Robust Clauses – We use S&P agreements and Master Builder’s template contracts which are familiar with solicitors & lenders giving them confidence, which can lead to quicker processing time. Our contracts are user friendly, easy to understand and protect both parties throughout the term of agreement.
First thing after signing the Build Contract, the working drawings are completed and lodged with the Local Council. At this point we’ll provide you with a Colour Consultant to work with you and finalise all the colour schemes ensuring you have the best colour coordination from the available colour palette and to budget.
This is where the fun starts and you can see the foundations go down, the framing go up, the roof going on – Exciting Stuff!
Once the build is complete and the Council issues the Code of Compliance Certificate, its Handover time! We’ll take you through the final checks of the Contract, Guarantee’s and Maintenance Periods. Now we have Built Your Dream, it’s time to move in, pop the champagne and start Living!
